I will conduct an analysis to recommend an asking price for your home that I think will result in an offer. The asking price will be 3% above the market price that I think will result in a sale, to leave room for negotiation. I do not accept listings if you must price your sale more than 5% above my recommended asking price, unless you agree to lower your asking price to my recommendation if the house does not sell within three months.
We offer to have your home previewed by a professional stager at our expense. The stager will do a walk-thru and make recommendations for improving the appeal of each room.
We will pay for you to have your home inspected by a professional inspector certified by the American Society of Home Inspectors (ASHI). Having had your home on the market before, you know the challenges of staging it properly, keeping it show-ready, and making cosmetic improvements. It is a mistake to ignore the possibility of hidden defects that might be found in an inspection.
There are more pros for ordering the inspection yourself than there are cons against it. The biggest plus for doing this is that it will relieve your stress. The biggest downside for doing it is that you must disclose, in your Seller's Property Disclosure Statement Exhibit, any defects you find if you don’t fix them.
If you have an inspection before you accept an offer, and address the issues found, you may avoid potentially difficult negotiations during the buyer’s due diligence period. This is often the time when deals go down the drain -- wasting time, energy, and money spent getting to the offer stage.
Our preferred photographer for interiors and exteriors is Beyond the Curb Imaging (beyondthecurbimaging.com). We will produce as many as 40 high resolution digital images using advanced editing techniques for display on the Internet and in printed media.
If practical, our photographer will also produce aerial imaging that provides not only a unique perspective, but will also entice potential buyers with information they won’t get from standard photos. Note: Aerial photography may be prohibited because of federal or local regulations in your area.
Additionally, we will produce a virtual tour video for your property. The virtual tour will be posted on your MLS listing, single-property website, and Zillow.
We will enter your listing into the two Multiple Listing Services for Metro Atlanta -- First Multiple Listing Service (FMLS) and Georgia Multiple Listing Service (GAMLS). It will then automatically be propagated to thousands of websites, displaying your property to millions of potential buyers worldwide.
We invest in the Zillow Premier Agent Direct program for you, to get maximum exposure for your listing online. This enables us to receive premium placement for Zillow ads that feature your property, generating 10 times the normal Zillow traffic from buyers that are searching for homes in your area.
The Zillow Premier Agent Direct program extends your reach to Facebook by using Zillow’s database of searches. Custom lookalike audiences are automatically structured in Facebook that match the profile of the Zillow shoppers. We then launch Facebook ads for your property that go directly to people that are searching for homes in your area and price range. The targeting capabilities within Facebook are so precise that we can narrow a campaign down to people who are looking for specific home types, like yours. Those that respond to the ads are driven to a landing page where we capture their contact information and follow up.
The MLS description for your home is automatically propagated to Zillow. However, the MLS services impose a limit on the number of characters in your description; and the limitation often forces a description that does not represent good marketing copy. Zillow has space for customized property descriptions that can be edited. We will edit that content to ensure that the Zillow description is enticing to buyers.
We will produce and publish a single-property website for your sale. It will feature your home only and will include still photographs, aerial images (if we are able to fly a drone in your area), and a virtual tour. See the website here for an example.
With your permission, we will mail flyers and brochures to neighbors within a one-mile radius to advertise your listing. This campaign encourages nearby homeowners to “spread the word” to friends and family that they can now make your house their home.
Aside from the influx of population from other parts of the United States, there is a large and ongoing contingent of aspiring homeowners coming into Metro Atlanta from outside the country. We deliver marketing materials, translated into other languages, to real estate agents with international ties. This often generates traffic from their buyers who might have an interest in your property.
We have access to data on every Metro Atlanta real estate agent. This allows us to identify those that specialize as buyer’s agents. We can determine how many deals they’ve done in what price range and geographical area. In short, we can pinpoint those we need to reach to be most effective. We market your listing directly to these “power agents,” leveraging their time and contacts to expose your home to the most buyers.
If you have kept business cards from those agents who have previously shown your property, we will contact them again. On the surface, this strategy seems like a long shot. It is not. We once sold a home that had been on the market for over a year with four different agents, with the listing expiring each time. A call to an agent who had previously shown the home resulted in an all-cash sale within 12 days our our re-listing.
